What goes into a new concrete floor in Sunnyvale?

Concrete floor installation in Sunnyvale means we form, pour and finish a flat concrete slab that becomes your floor, either inside a room, shop or addition or outside as a slab on grade sitting right on the ground, and most of the work that decides how it holds up happens before any concrete arrives.

Most floor calls I get are for a room addition, a shop or studio out back, or an old cracked slab that has to come out, and if yours is the garage, our page on garage floor concrete covers that one. What moves the price is the size, how much digging and base work the spot needs, whether old concrete has to be broken out and hauled off, and how easy it is to get concrete to where it's going. The schedule turns mostly on what goes on top, because a floor getting tile, wood or vinyl needs time to dry before that step, and on what the city asks for before we start. The written estimate I give you after seeing the site puts your own numbers on all of that.

How do you know your concrete floor needs replacing?

  • Cracks that keep spreading

Cracks that open wider each year, step up on one side or wander across the room usually mean the ground under the slab moved or the floor never had joints to guide it. Wait too long and the pieces keep shifting, which can turn a repair into a full tear-out.

  • Dips, humps and rocking

If chairs rock, a dropped marble rolls to one corner or gaps open up in the flooring, part of the slab has usually sunk. Flooring laid over a moving slab keeps breaking, so it pays to fix what's underneath before you buy new flooring.

  • Damp spots or lifting flooring

A musty smell, a dark patch under a rug, or tile and vinyl coming loose often means moisture is working up through the slab from the ground. Leave it and it can ruin the next floor too, along with whatever you store on it.

How we handle concrete floor installation

First I ask whether the floor is inside or out and what will go on top of it, because that changes what we put under the slab. Then we dig down to firm subgrade, the dirt the slab will sit on, and pack the base in layers instead of raking loose dirt level, since a raked base settles and takes the floor down with it. We check where the water runs so an outdoor slab falls away from the house, set rebar, the steel that ties the slab together, and pour early in the day so midday heat doesn't leave a weak, dusty top. Indoor floors get a smooth finish and outdoor slabs get a broom finish, a light brushed texture that gives your feet some grip, and we cut control joints, shallow grooves that give the slab a planned place to crack, before the concrete gets too hard to cut cleanly. If flooring is going over it, we plan for the slab to dry well before that step. When the budget gets tight, I'd rather you save on the finish than on the base, because on a city crew I broke out plenty of sidewalks that looked fine on top and were sitting on nothing.

A floor slab often comes with other pours. If the new room or slab sits above the yard, we can plan concrete steps with it so the heights line up, and if an outdoor slab runs toward a pool, our concrete pool decks get the same base and drainage care with a surface made for wet feet.

  1. Indoor slab under flooring

This suits a room addition or converted space that will get tile, wood, carpet or vinyl. We plan the layer under the slab and the drying time around the flooring you pick, since that's what keeps it from loosening later.

  2. Indoor slab left as concrete

This suits a shop, studio or storage room where the concrete is the finished floor. It skips the wait for flooring, so the smooth finish and the joint layout matter more because you'll see both every day.

  3. Outdoor slab on grade

This suits a shed pad, a backyard studio base or an open slab beside the house. We give it a broom finish for grip and slope it so rain runs off and away from your walls.

What happens after you call about a concrete floor in Sunnyvale?

Here's how a floor job runs from your first call to the final walk-through, and who's doing what at each step along the way.

  1. Call or send the form

Call (669) 348-0343 or fill out the form, and we'll set up a time for me to come see the spot. Our hours run into the evening every day of the week, so reach out whenever it suits you.

  2. I walk the site with you

I look at the ground, the access and where water runs, ask how you'll use the floor and talk through your choices, and we check what the city asks for before anything goes on the schedule. Your written estimate spells out the base, the joints and the finish, so you can compare it line by line with anyone else's.

  3. We pour, then walk it together

Our crew does the work with me on site checking the base, the joints and the finish as it goes. When it's done, we walk the floor with you and go over how to look after it.

Why Sunnyvale homeowners call Vertex Sunnyvale Concrete for floors

  • The owner writes your estimate

I come out myself to look at the site and write the estimate, and I'm back on site checking while our own crew does the work. You deal with the person who answers for the floor, not someone who never sees the pour.

  • Pouring in Sunnyvale since 2013

I learned concrete on a city crew fixing sidewalks and curbs that tree roots and time had broken, then started this business in Sunnyvale in 2013. That work taught me a slab is only as good as what's under it, which is why the base gets the most attention on our jobs.

  • Licensed and insured, with a guarantee

We're licensed and insured, and our work is backed by our satisfaction guarantee. In California, forming, pouring and finishing floor slabs falls under the state's concrete contractor classification, so this is work for a licensed contractor.

If you've got a floor in mind, send me the details or call (669) 348-0343 and I'll come out and take a look.

Concrete floors and the work around them in Sunnyvale

Whether your floor needs a permit is the city's call, and the answer depends on the project. Sunnyvale's One-Stop Permit Center at City Hall reviews building plans, and all new construction or remodeling on multi-family and nonresidential properties needs the right permits and inspections. For other projects, the city's Permit Center asks first-time applicants to call, and staff explain the process, the documents needed and whether plan review applies. We make that check before we schedule anything, and if your floor needs a permit, we pull it, handle the paperwork and meet the inspector on site.

Cleanup matters here too, because the city allows only rainwater in storm drains, so we keep washout water and concrete slurry out of the gutter and off the street. If your property sits in a state Seismic Hazard Zone, the state has found weak soil or rock likely underneath that can fail in an earthquake unless the grading and construction take precautions, so I'll ask about it at the estimate and plan the job with that in mind. We see the same kinds of additions, garage conversions and backyard studios on jobs in Santa Clara and Mountain View.

Questions about concrete floors in Sunnyvale

Will my new concrete floor crack?

Probably a little over time, because trade guidance says cracks in concrete can't be prevented entirely, though well-designed joints control where they show up and keep them small. Industry guidance adds that steel reinforcement won't stop cracking either, but when it's sized and placed right, cracks should stay tightly closed. Ask me how the joints will be laid out on your floor and I'll walk you through it.

Does an indoor concrete slab need a vapor barrier under it?

Yes, trade guidance calls a vapor retarder, also called a vapor barrier, sensible planning under every interior floor slab, while it's generally not needed under an outdoor slab on grade. Industry guidance also says floor coverings and coatings get the most protection when that layer sits in direct contact with the slab, so it's fair to ask any contractor where theirs will go.

How long do I have to wait before laying flooring over a new concrete slab?

Longer than most people expect, since trade guidance says a slab may take anywhere from six weeks to a year or more to dry to an acceptable level under normal conditions. The same guidance says to test the slab's moisture before the flooring goes down, and that test tells you when it's really ready, so book your flooring installer with that wait in mind.

How much does a concrete floor cost in the Bay Area?

A 4-inch concrete slab, total installed, usually costs about $13 to $18 per square foot in the Bay Area. That's the going rate in the area, not our quote, and where your floor lands depends on its size, the base work, any old concrete to remove and how easy the spot is to reach. The written estimate I give you after seeing the site has your own number.

What causes a concrete floor to sink or settle?

Most of the time it's the base, either loose dirt raked level instead of dug out and packed, or soft fill that kept compressing after the pour. Water getting under the slab can wash the base out too, which is why where the water runs matters as much as the concrete itself.

Can you pour new concrete over my old cracked floor?

Sometimes, but usually I'd rather break the old slab out, because cracks and settling in the old one tend to come back through the new layer and the extra height can cause trouble at doors and thresholds. I'll know which way makes sense once I've seen how sound the old floor is.

  • Concrete steps construction

If your new floor sits above the yard or a doorway, poured steps give you a solid way in and out that lines up with the slab height.

  • Concrete pool decks

Building around a pool takes a slab that drains away from the water and a surface textured enough to walk on safely with wet, bare feet.
